    Tycoons Seek New Elite Havens: Langata Overtakes Karen and Kileleshwa in Estate Preference

    Among the suburbs of Nairobi, Langata Estate experienced the most significant surge in land demand, surpassing even the most prestigious estates, including Karen and Kileleshwa.

    Additionally, the demand was reflected in the number of Kenyans who rented and purchased apartments for their residences.

    According to the HassConsult Quarter 3 Report, estate prices increased by 12.14 percent in comparison to 2022 due to increased demand for land. In comparison to the second quarter of 2023, land prices in Langata increased by 1.53 percent from July to September.

    This was ascribed by HassConsult to two significant factors: pricing and accessibility.

    Prices

    In comparison to verdant suburbs like Riverside, Kileleshwa, and Westlands, land costs in Langata are comparatively lower.

    As an illustration, the price of an acre of land in Langata is Ksh78 million, whereas, in Riverside, Kileleshwa, and Westlands, it is priced at Ksh320 million, Ksh292 million, and Ksh452 million, respectively.

    Additionally, smaller parcels of land are offered for sale at a reduced price. For example, a quarter of an acre in Langata is estimated to be worth Ksh50 million.

    Furthermore, in light of the prevailing challenging economic conditions, tycoons are compelled to seek alternative estates where they can acquire houses and land at a reduced cost.

    “Higher interest rates impacting market liquidity negatively affected demand for own-to-occupy real estate during the quarter, largely constituted of detached and semi-detached homes.

    “Banks are also exercising stringent lending, mitigating the risk of loan defaults in a tightening economy that is characterized by inflation and higher taxation.” read the report in part.

    Accessibility

    Conversely, Langata is favored due to its convenient proximity to the Central Business District (CBD).

    With simple access to major economic hubs and the highest land price growth, Langata remained the suburb with the greatest potential for high-density development.

    The extensive road networks that have been constructed to facilitate access to the estate comprise Mombasa Road, Langata Road, and the recently inaugurated Lang’ata-Ngong Road link in October 2022.

    Due to its proximity, those who work for significant organizations in the Upperhill area also favor Langata Estate.
